This account will be needed to manage mortgage payments (if credit is required), taxes and bills etc.\u00a0\u00a0 A lawyer or gestor can take care of this task, as long as you provide the following documents:<\/p>\n<ul>\n<li>NIE<\/li>\n<li>Passport \/ Identity card<\/li>\n<li>Proof of funds \/ tax return<\/li>\n<li>Proof of address (rental contract or utility bill)<\/li>\n<\/ul>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-a175ea0 elementor-widget elementor-widget-heading\" data-id=\"a175ea0\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h4 class=\"elementor-heading-title elementor-size-default\">\u2022\tSteps to secure the property<\/h4>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-1c9d434 elementor-widget elementor-widget-text-editor\" data-id=\"1c9d434\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>Once you have found the perfect <a href=\"https:\/\/www.marbellabeachfront.com\/our-properties\/\">property to buy on the Costa del Sol<\/a>, there is a process that needs to be followed.<\/p>\n<ul>\n<li><strong>The offer<\/strong> \u2013 your real estate agent will deliver your offer and terms to the seller\u2019s agent. The terms will cover the timeframe for completely, payment terms and any fixtures and fittings that you want included.<\/li>\n<li><strong>Due diligence <\/strong>\u2013Unlike in the Netherlands where the Notary will carry out due diligence, in Spain you will need to ask your lawyer to check if there are any structural, technical or legal issues that would prevent the purchase going ahead. \u00a0<\/li>\n<li><strong>Reservation contract &#8211; 1% of property price: <\/strong>Upon acceptance of your offer, you will need to sign a Reservation Contract (this is not required in the Netherlands) and pay a reservation deposit of 1% of the purchase price will need to be paid into an escrow account in order to take the property of the market. This payment will go towards the full purchase price when completion takes place but if you back out of the sale without a valid reason, the seller can keep your deposit.<\/li>\n<li><strong>Private contract &#8211; 10% of property price:<\/strong> The next step is to sign a private contract and pay a further 10% of the purchase price.<\/li>\n<li><strong>Escritura de Compraventa \u2013 Completing the sale: <\/strong>All parties (seller buyer, finance and\/or legal representatives) must finalise the transaction at the Notary\u2019s office. The outstanding balance will be paid to the seller via a bank cheque and once you have signed the Deed, ownership will be transferred.\u00a0\u00a0 The final step is to register the Deed in the new owner\u2019s name with the Land Registry and then you\u2019ll receive the final paperwork in around three months.<\/li>\n<\/ul>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-fb35be0 elementor-widget elementor-widget-heading\" data-id=\"fb35be0\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h3 class=\"elementor-heading-title elementor-size-default\">Spanish property taxes<\/h3>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-9fecd0e elementor-widget elementor-widget-text-editor\" data-id=\"9fecd0e\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>There are tax implications for Dutch nationals buying a second home in Spain. No matter the nationality, anyone purchasing property in Spain will be liable for the property and refuse collection taxes (Impuesto sobre Bienes Inmuebles (IBI) and Basura) charged by the local councils.\u00a0 Also, if the buyer doesn\u2019t live in Spain, any rental income generated by the property will be liable for Non-Resident Income Tax. It\u2019s also important to remember that you will also be liable to pay capital gains tax on any potential returns on your investment, should you decide to sell the property.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-8c69fd5 elementor-widget elementor-widget-heading\" data-id=\"8c69fd5\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h3 class=\"elementor-heading-title elementor-size-default\">Dutch tax declaration <\/h3>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-b16870c elementor-widget elementor-widget-text-editor\" data-id=\"b16870c\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>However, as both Spain and the Netherlands have a Double Taxation Treaty, the tax will not need to be paid twice. Any tax paid in Spain can be deducted from your tax return in the Netherlands.
